Cowford Chophouse Construction Update: March 2017

Construction at the Cowford Chophouse has continued on schedule since the last construction update was sent on February 23.

The following project milestones have been completed in the past five weeks:

• Mechanical, electrical and plumbing (MEP) rough-ins have been completed at kitchens
• Steel framing for the rooftop terrace canopy has been installed.
• Sheetrock has been installed in both kitchens.
• Decorative cast stone and masonry re-installation on the southwest corner has been completed through the second floor.

In the coming weeks, the following activities and tasks will occur:

• Roof-level brickwork will be completed.
• The elevator and dumbwaiter will be installed.
• Installation of windows, frames and sashes on the second floor will be completed.
• The glass canopy for the rooftop terrace will be installed.
• First floor windows, frames and sashes will be installed.
• Epoxy flooring will be laid in the kitchens and service stairwell.
• Drywall installation will begin on the second floor exterior walls and soffits.
• Permanent power will be activated and the electrical switchgear will be set.
• Capstone installation on the parapet will begin.
• Cornice construction will continue.
• Kitchen equipment and the draft beer system will be installed.
• Interior running trim and Cypress ceiling installation will begin.
• Utility lines in the alley behind the Cowford Chophouse will be connected.
• Framing for the private dining room will begin.

Upon completion, the chophouse will feature a two-story dining room and a private dining room, as well as a rooftop terrace bar and lounge. Danis Construction is providing construction services for the project, and Design Cooperative is providing all architectural services.

Cowford Chophouse Construction Update: February 2017

Construction at the Cowford Chophouse has continued on schedule since the last construction update was sent on January 17.

The following project milestones have been completed in the past five weeks:

• Re-roofing of the Holmes Building has been completed.
• Rooftop insulation has been sprayed.
• Stair pans and handrails have been installed for both stair towers.
• The new remote terminal unit (RTU), equipment rack and mechanical equipment, including air conditioners, have been installed on the roof.
• Metal stud framing and coffered soffits on the second floor passed inspection from the City of Jacksonville and are ready for drywall installation.
• All mechanical, electrical and plumbing (MEP) rough-ins for the second floor are in place and passed inspection.
• Framing and MEP rough-ins for restrooms are in place on the first, second and third floors.
• Decorative cast stone and masonry re-installation on the southwest corner has started.
• A historic window mock-up was installed and inspected.
• Kitchen hoods have been installed on the first and second floor kitchens.
• Water, sewer and fire piping have all been connected and run to the building.

In the coming weeks, the following activities and tasks will occur:

• MEP rough-ins on the third floor will continue.
• The glass canopy for the third floor will be installed.
• Installation of roof-level brickwork will begin.
• Sheetrock installation and finishing will begin.
• Cast stone and masonry re-installation will continue on the southwest corner.
• Production of historic window components is underway; once complete, the historic windows will be re-installed.

Upon completion, the Cowford Chophouse will feature a two-story dining room, as well as a rooftop terrace bar and lounge. Danis Construction is providing construction services for the project, and Design Cooperative is providing all architectural services.

Cowford Chophouse Construction Update: January 2017

Construction at the Cowford Chophouse has continued on schedule through the holidays and into the New Year.

The following tasks have been completed since the last construction update was sent on December 21:

  • The second-floor slab is in place.
  • The slab for the third-floor level has been poured.
  • Ductwork on the first-floor dining area is complete.
  • All in-slab mechanical, engineering and plumbing (MEP) rough-ins are in place.
  • All in-slab piping for second and third floors is done.
  • All structural concrete is complete, including the final pour on the roof level and several elevated decks.

In the coming weeks, the following activities and tasks will occur:

  • Re-roofing of the Holmes Building will be completed.
  • MEP rough-ins on the second and third floors will continue.
  • Stairs will be set in place.
  • A new remote terminal unit (RTU), equipment rack and mechanical equipment (such as air conditioners) will be installed.
  • Utility work will begin in the alleyway for water, sewer and fire piping.
  • Decorative cast stone and masonry re-installation on the southwest corner will start.
  • Construction on the main roof will begin. Installation of masonry and capstone will occur during the roofing process.
  • Soffits on the second-floor dining room will be laid out.
  • Kitchen hoods will be installed.

Upon completion, the chophouse will feature a two-story dining room, as well as a rooftop terrace bar and lounge. Danis Construction is providing the construction services for the project, and Design Cooperative is providing all architectural services.

Cowford Chophouse Construction Update: December 2016

Following last month’s Topping Off Ceremony, which recognized the installation of the highest piece of steel, construction at the Cowford Chophouse continued on schedule through the end of November and early December.

The following tasks have been completed since the last construction update was sent on November 18:

• The first-floor concrete slab has been poured for both levels of the kitchen and dining room.
• First- and second-floor kitchens have been framed.
• Mechanical, engineering and plumbing (MEP) rough-ins for both kitchens (first and second floor) have passed inspection.
• All stainless steel ductwork for the kitchen hoods has been installed and inspected.
• The southwest corner of the building is complete, other than decorative masonry and cast stone.
• Exterior waterproofing is complete at grade level. Framing has begun on the soffits in the first-floor dining area.
• Ductwork, fire sprinkler piping and electricity are in the process of being installed in the first-floor dining area.
• All MEP for the first-floor bar is complete, and is now being roughed-in.

In the coming weeks, re-roofing of the Holmes Building will continue; installation of structural steel will be completed, including steel surrounding the building’s staircases; the slab for the second-floor dining room will be poured; the grout system on top of wood trusses for the second-floor kitchen will be completed; interior waterproofing will begin; hoods will be set for the first- and second-floor kitchens; and installation of the historic windows, masonry and cast stone will begin.

Upon completion, the chophouse will feature a two-story dining room, as well as a rooftop terrace bar and lounge. Danis Construction is providing the construction services for the project, and Design Cooperative is providing all architectural services.
